Questions people ask about Florida landlord insurance

What is landlord insurance in Florida?Florida companies often call it a dwelling fire policy, or DP-3.

It covers a home you own and rent out to others. Citizens says their DP-3 covers the home, other buildings on the lot and your lost rent. You can add liability for when someone gets hurt on the property.

Will my homeowners policy cover a home I rent out?Usually not.

A homeowners policy (HO-3) is for a home the owner lives in. Citizens says the owner must live there as their main home. For a home you rent out, Citizens and many other companies sell a dwelling fire policy.

Do my tenants need their own insurance?Yes, they need their own.

Your policy is for the building. A renters policy (HO-4) covers the tenant's things, extra living costs and liability. It does not cover the building itself.

Does landlord insurance cover flood?Plan on a separate flood policy.

FEMA says most homeowners insurance does not cover flood. The federal flood program sells building coverage for the home and contents coverage for things inside. If the home is in a high risk flood zone and has a government backed loan, flood insurance is required.

Can a rental home with an older roof get landlord insurance?Sometimes.

Security First says some homes with an older roof can't get their standard home policy. Those homes may still get their landlord policy, with a roof payment schedule added.
