Can I get a policy?
The short version of the rules, in order of how often they trip people up. Tap any one for the detail.
Have a dog? Florida Peninsula sells pet bite coverage you can add
Florida Peninsula says most standard home policies leave out animal liability coverage. That coverage pays when your pet hurts someone. Florida Peninsula sells it as an add on, and it says the cost is small.
The add on pays up to $25,000 if your pet hurts someone or damages their things. It also pays up to $2,000 for their medical bills. Some limits may apply, and your policy will list them.
Ask your agent to add it if you have a dog.
Florida Peninsula Insurance Company, "What is Animal Liability Coverage?" (June 16, 2026) However, Florida Peninsula offers animal liability coverage at a minimal cost.
Roof under 15 years old? Age alone can't stop your policy
Florida law sets a floor for every home insurer. Is your roof under 15 years old? Then a company can't say no to a new policy or a renewal just because of roof age.
Is the roof 15 years or older? Then the company must let you get a roof inspection first. You pay for it. If the roof has at least 5 years of life left, its age alone can't be the reason for a no.
Roof age counts from the last time the whole roof was put on. The company can still look at the roof's shape and other risks.
Storm damage claim? The company has to wait until the home is fixed
Florida law limits when a home insurer can drop you after a claim. Did a hurricane or wind storm hit your home during a state emergency? Then the company can't cancel you or drop you at renewal. It has to wait until 90 days after the repairs are done.
For other covered damage, it has to wait until the home is fixed. Or it waits 1 year after the last claim check, if that comes first.
The company can still cancel sooner if you don't pay. It can also cancel for fraud or a big lie on the claim. The same goes if you hold up repairs for no good reason, or if it paid the full policy limit.
s. 627.4133(2)(e), Florida Statutes (2026) An authorized insurer may not cancel or nonrenew a personal residential or commercial residential property insurance policy covering a dwelling or residential property located in this state: a. For a period of 90 days after the dwelling or residential property has been repaired, if such property has been damaged as a result of a hurricane or wind loss
A storm claim alone can't get you dropped
Florida law protects you when you file a claim for damage caused by an act of God, like a hurricane. That claim can't be the reason a company cancels you or drops you at renewal.
One water damage claim gets the same rule. A single water claim can't be the only reason to drop you.
There is a catch. If the company asked you to fix something so the damage won't happen again, and you did not, it can use the claim against you.
s. 627.4133(3) and (6), Florida Statutes (2026) Claims on property insurance policies that are the result of an act of God may not be used as a cause for cancellation or nonrenewal, unless the insurer can demonstrate, by claims frequency or otherwise, that the insured has failed to take action reasonably necessary as requested by the insurer to prevent recurrence of damage to the insured property.
Built to stand up to wind? Ask for the discount
Florida law says every home insurer must tell you about its wind discounts. It has to tell you when your policy starts and at each renewal. A home built to hold up in a wind storm can cost less to insure.
To get the discount, send in a wind inspection form. The state made one form that every company must use.
The company has to take the form when the right person signs it. A trained home inspector or a building code inspector can sign it. So can a licensed contractor, an engineer or an architect.
s. 627.711(1) and (2)(a), Florida Statutes (2026) An insurer shall accept as valid a uniform mitigation verification form signed by the following authorized mitigation inspectors:
