Roofs: shingle up to 20 years old, tile or metal up to 40
CORE takes shingle roofs up to 20 years old and tile or metal roofs up to 40 years old. A rolled roof can be up to 10 years old.
Every roof needs at least 5 more years of life left. A roof with more than one layer of shingles, or a patched roof, is not eligible.

Owner-lived homes, insured from $200,000 to $1.2 million
CORE covers single-family homes and detached condos where the owner lives. The house itself can be insured for $200,000 up to $1.2 million. Anything over $1 million gets an extra review.
Rentals, short-term rentals, mobile homes, villas, townhomes, and homes for sale are not eligible. Neither are homes on more than 5 acres or homes empty for 9 months or more.
Homes near the coast are welcome. A home on a barrier island needs a road to the mainland and gets a closer look.

Older homes need proof of updates
The home must be built in 1900 or later. If it is more than 35 years old, you need a 4-point inspection done in the last 3 years. A 4-point inspection checks the roof, wiring, plumbing, and heating and cooling.
If the home is more than 50 years old, its wiring, heating, and plumbing must have been updated in the last 35 years. You need papers that prove it, and a licensed pro must have done or approved the work.

No gap in home insurance longer than 30 days
If your home has gone 30 days or more without insurance, CORE will say no. A shorter gap gets a closer look and may cost extra.
This counts for new buyers too. Your home needs to have been insured with no break since the day you closed.

A claim in the last 3 years can rule you out
Homes with any loss in the past 3 years are not eligible. Storm losses get a closer look instead of an automatic no.
You must list every past claim when you ask for a quote.

Some wiring and pipe types rule a home out
Some old wiring rules a home out. That means a fuse box, live knob-and-tube wiring, or aluminum wiring. Power service under 100 amps does too.
Some old pipes count as well: galvanized steel, polybutylene, or cast iron. So does a space heater or open flame used as the main heat.

Water damage and screen rooms are covered
CORE says its water damage coverage has no smaller cap inside the policy, no matter how old the home is. That is a plus, since many Florida policies limit water claims.
Screen rooms and carports attached to the house are covered up to the house limit. Roof claims are paid at the cost to replace the roof. Claims are still checked one by one, and the policy language controls.

HCI Group launched CORE on April 6, 2026 to take homes out of Citizens. HO-3 only, dwelling coverage to $1.2 million, and no distance-to-coast rule.
